bear case:
- outlook for volumes (and to lesser extent prices) on resi broadcare subdivision will be worse than expected. I think Qld will be particularly poor
- capitalisation of interest on their developments will not be sustainable, hitting reported earnings (worse than expected)
the market is already priced in expansion of capitalisation rates and debt costs IMO.
I'm short going into Thurs.
