Gas on the east coast is much more expensive than coal. That would be the difference between the coal used in SS and the gas used in PFS. Long term that is expected to change and gas is forecast to be cheaper. Its better that they used gas in the PFS even though its more expensive as it makes more sense long term.
Am pleasantly surprised by the IRR.
