Both have top quality Australian asset so I cannot imagine for the significant difference, I realised that GPT have a unwanted JV and a slightly higher gearing, but its still profitable with ROE greater that WACC as most interest is hedged and repayments due in the medium term meaning they are not pressured/force to sell like CNP. They can afford until the market recovers.

Also what’s amazing is that LLC, WDC and GMG are all trading above NTA and SGP close to NTA.
