What indicators would they be?

My indicators show that property prices in Adelaide have not retreated during the past three months in any suburb. In fact in more than 30 suburbs the median price has grown by double digits (that's in the last thee months).
During the past twelve months the median has grown by 16.4% across all suburbs with many growing at more than 30%.
The average annual growth across all suburbs is 14.1% and that's over 20 years.
