    I'm struggling to see the downside risk here? Long-term leases with good rent increases, new properties in the pipeline, debt maturity years out and strong secular trend for industry.

    Bar a complete coronavirus lockdown where daycares go out of business (i consider this unlikely), i don't see anything to justify the drop?

    At these levels, assuming a 6% CAGR in Div & NTA and a return of the SP to NTA, its looking like a 15% compound return.

    Thoughts?
