    PEXA dont care if properties price fall or rise, they make money on transaction volume related to properties
    so in a down turn, people force to sell, or home owner upgrading or investor selling it all add to volume.

    The existing stock is there the question is how often do they change hand? and that will determine transaction volume.

    Not everything is online with PEXA so they maybe able to offset decline volume with more stuff moving into PEXA online
    currently net cash 50m is bloody impressive, it just spit out cash like crazy
