Remeber this all takes time - houses take time to build - add to that a resurgence of the property investor who has fled the sharemarket and expect the unexpected. You obviously have not been here before - we have - that is not meant disrespectfully by the way - the way this economy is managed is all about rates and priming and quelling the housing market. This area of economic life is critical to OZ. All the factors are now laying the basis for yet another 5-10 year boom and bust cycle - this goes on ad nauseum.
