you might want to do some economic research on housing bubbles and debt bubbles. as you left a lot of detail out on your up ramp.

you may also want to look and research other bad economic periods.

you may also want to look at the history of other housing bubbles and how much they declined after, then try and find a housing bubbles that compares to australia... you cant, as its bigger than them all, even the japanease bubble.

you may also want to compare house prices in other countries around the globe, you may be shocked that its cheaper to buy a home in the UK than australia.

housing is over valued by double.. there for a 30%+ decline in trading price is very posible. especially if the economy is stuffed. I dont think you realise how bad the economy is? have you looked at the XAO chart going back 30 odd years? maybe look at the DOW.. what is happening now is not some normal phase of the market, and its still brewing..

have you wondered that maybe the RBA lowering interest rates and Rudd increasing the FHOG is just a method to try and decrease the fall of the economy, stock market, and house prices?

there are a lot more variables than you are looking at
