Hi Bens. My view is that their air rights will help hold up their asset values. 58 of their malls are in prime parts of the cities that they are in.....i forsee them doing more deals like the one that they did in london.......where 2 super funds put up apartment buildings on top of their mall......and in return give URW a 25% of share of rent they get from the buildings......so in this case URW has just gone upwards on top of an existing mall.....not put any cash down but generated an additional income stream.
