I think you'll find that Avalon were desperate for cash and this represented an opportunity for them to work on other ventures while keeping the deeper deposits for the future. It may seem too good to be true for a minnow like VML to get their hands on something like this for a small outlay, and yes, it is rare, but it does happen.
