    Drdan what makes you think everyones a RE agent thats so funny, you crack me up. If its about hidden agendas surely you must have one, besides warning everyone but in the end
    whats said here means nothing as it will not change the price and outcome of property. There has been talk that that no has bought anything this year, I see warnie has and I have to. I bought what I considered to be a bargain per square foot as the land what you need can be hard to find. Its true there is always land available but there is only a finite amount close to beach cbd that fit certain criteras.

    The Baby boomer talk has really interested me greatly as they do not move to a 2 bedroom townhouse from a 5 bedroom house on 14,000 sqare foot. They move to a low maintence 3 bed 3 bathroom 40 sq residence in the same area. This downsizing talk I think a few have missed that people want to live in the same area near there friends and the area they know but do not want to forgo any of the luxury they left behind. But with a lower maintence along with style.
    I think a lot equate there own position and lump everyone else into it, and think generally. That why Real estate is so fractured when it comes to comparing areas. And why one might be bullish about certain areas and that bullishness might be taken out of context and compared to say someone like you who might be bearish about other areas. Its a big game and to do well one must research what they do and what area they are doing to be successful and know what the market will pay for and what it won't. If I sound bullish I maybe, but then if I went to NSW WA or outside my scope I couldn't tell you what was going on therefore when people talk generally its hard to take them seriously but when people like warnie give areas and others talk about certain markets it piques my interest as they generally know what they are talking about and not blowing hot air
