I had a long discussion on the weekend with someone who also liked lower Demographic areas like Dandenong and Footscray.
To me its a no brainer, a 2br flat in St Kilda for 350 vs a house in Dandenong (with bogan family tenants no doubt thrown in) I'd take the flat.
What's likely to suffer in a downturn? And which is likely to offer a stable tenant who pays the rent? The family or the young person?
