Possibly you would get a better response given that your asking questions about financing to know the answers before declaring it's going down the drain....otherwise you may get a similar response.

Obviously you read down to 3.5 but I suggest before coming to a conclusion you read the report in it's entirety. Focus on 7.1 and the notes below for the explanation.
