While unlisted property is a little on the nose in the current climate, it seems that MPF is somewhat underpriced given the assets and balance sheet.
Current leases have an average some 5.8 years to run and interest rates are fully hedged and locked in at current rates for close to 2 years. All distributions are paid quarterly from accrued earnings and are currently equivalent to almost 50%/annum return on investment.
even with no capital gain a 50% return for a 12 month hold seems pretty attractive.
