the $1000 can save u 10,000 on restumping if that needs to be done. what to look for depends on the type of property it is. what style of home is it?
also, put in an offer low balling atleast 10%, with an expiry date for signing contract within 2 days. and if they say they call back saying someone else is interested and has put in an offer than walk away, as they are 90% time lying. you shouldnt be paying asking price in the current climate. as much as it shouldnt be done the agent will basically be working for the buyer as you are the vital link, and they will chop the vendor down(lower their asking price with pressure) before they will have a go at a buyer. ive witnessed it all coming from the industry.
