You raise many points on the con side of the APT argument. I'm finding my self reading and grasping some of what you say. Im hoping to make a decision by months end to buy or not.

Can you help me out by showing me where you got the 1.2% NTM? Was it a typo or do I need to adjust the 2.1% figure that I read in recent report.
