You make good, sensible points, Only thing is - I've been hovering over WES for more than a year. Down at thirty bucks or so. Up near fifty bucks. Yes, the SP is too high. But the very strong management is rolling in cash from several angles. If I don't own it when it makes a move to buy distressed assets (accountancy for shameless bargains) and the SP rises because punters like it....I will regret. SO, I just bought in. It's a gamble, but also remember nice dividend coming soon.....Good luck.
