like ultra said given anything is based on fins from June 2008 so alot is guesswork. but debt could be anywhere between $1.1 billion to $1.5billion ( probably at the lower end). market cap is about a billion with assets in excess of $3.5 billion. nta at june 2008 was $1.81 so potentially market cap is a bit on the lower side. gearing ratio is well within covenant of 50%. this fund is the cream of the crop bracket with prime real estate, secure and long term tenants. imo being reasonably conservative and based on current conditions it should be worth around 80c to a dollar.
