The approach that you describe is reflective of an individual who has actually invested in property, and subsequently, understands the importance of specific details such as those that you mentioned regarding Hervey Bay.
I am starting to think, though, that the people who constantly post here, and only include quantitative charts and references to global markets, have never actually invested in any Australian property, and/or are ideologically opposed to the concept of property investment.
So in this sense, in practical terms, such individuals do not understand the attributes that comprise a good investment property in Australia.
