In regards to managing my own investment property, life is to short to be chasing a tenant for rent, arranging for electricians to come and replace a light bulb or giving the all clear on allowing a Tennant to hang a picture up or arrange inspections of the property. That is why some people use a property manager, not because they do not know how to manage it but for convenience at times. You again have not considered all the facts. I'm an accountant and give advice on property ownership, structures to own these assets in for tax and succession purposes and plus more so what would make me any less capable then you Skol in managing a property???

Property management is a service just like any other spend. Do you cut your own hair just because you are capable of it or do you go to the barber???

Mortgages do not magnify a capital gain. A capital gain is derived from selling an investment at greater than its cost base and adjusted cost base for tax purposes. You are assuming every asset purchased with a mortgage has to appreciate?? I have had clients make no money with both shares and property at times if they chose the wrong stocks to purchase or the wrong property. Just because you gear into an asset class that makes returns does not mean you are bound to make money. Speak to the hundreds of investors on the east coast who lost all their wealth and homes because they were leveraged into share portfolios prior to the GFC. So yes leverage can give upside but can also make you very poor very quickly. Do you understand that Skol??? Do you understand that for some with less risk appetite may never feel comfortable to borrow to invest in any asset class and would prefer to do it with savings only.

I'm not advocating to go out and buy gold instead of other assets. I have never made a suggestion that could even be remotely construed this way.

I reiterate here for your benefit only Skol as many posters would understand my posts. I have a few gold related investments in my diversified portfolio, period!!!

Does that make me a goldbug or just someone who holds a diversified portfolio??? Your branding of people here is disgusting. You complain about no respect but your tones of reply always miss construe what a poster has posted. Your arguments are not researched and only demonstrate a negative bias. You have no liking for gold but yet spend every breathing minute of the day posting on a forum on a metal you despise including weekends. WEIRD!!!!

Actually having a think about it, I did mortgage my home to the max in 1986 to buy shares.

I knew the sheeple were flocking to the stock market and risked quite a large sum for those days, but I made sure I got out before the implosion, i sold out in November 1986. I could have made an absolute killing if I'd stayed longer, but you never know what's going to happen. I visited disallowed just before I sold and witnessed the herd behaviour going on down there with all the 'participants' screaming and yelling as their shares (many in companies that did nothing) went through the roof.

I made enough to buy another property.
