    Easier concept is for both you and the smsf to buy the property in a unit trust arrangement where you both hold a number of unit in the trust depending on how much was contributed.

    The smsf can then over time buy the balance of the units from you.

    Benefit is that you could borrow for your shares and get the tax deductions and then as the units are sold spread any CGT over a number of years.
