    I respect that, I own property, I’m not against it, it’s just not going to grow anywhere near the percentages of the past, well located property grows differently as it’s now pretty much exclusive to current property owners to leverage off & not many “young blokes” old mate was talking about can afford it, so they are stuck in the very real possibility of paying 500k, plus stamps, selling fees etc & pushed to the fringe in an undesirable area in a property that has no point of difference & needing a reason they won’t get for it to rise quickly in value.

    You should also mention there is another significant non transferable cost of LMI if you leverage to 95%, so your 500k house now owes you closer to 600k.

    Shares are a superior investment IMO.
