You have no clue whatsoever.
I have lived in this part of WA for most of my life and there are sand mining operations going on not far from lakes streams and small rivers at many locations ,with life style properties right up to the mining boundaries.
One was or may still be in operation in Wanneroo right next to the industrial area and life style properties with a huge lake across the road ,and there have been many others in the past ,also limestone mining a bit further out with farms all around.
It's not like the Bull project is right on top of a bunch of life style properties ,is it ?
