There have been minimal transactions in the commercial property market to calculate fair value. Recent transactions have been done at 30% discount and there is a long lag time. Valuations in the boom time will come down significantly and keep coming down over time. Valuations done 1 year ago are no longer appropriate and property prices are worth 30% to 50% less today.
