What do you think will happen with the valuation of the property in July 2021. My thinking is last one was done in peak of uncertainty/COVID and that we might see some significant bounce back which would in turn effect gearing level. My thesis for this (untested/unknowable as I am not a property valuer) is that I would reckon the valuer has some sort of model they use to value the property a certain element of which would be rent. IF this has bounced back heavily so might our valuation - although perversely I reckon you might see it flat or slightly declining the year after as lower rents are renegotiated.
Alll just speculation DYOR.
