Nice piece, thanks for taking the time. A couple of things I wanted to point out. Looking at comments surrounding returns on investment. Where you have stated NXT have invested around 1.5 billion over the last 7 years for a return of 220 odd million needs to be put into context. Upfront NXT needs to purchase land for their dc’s and then go through all the processes of building. Now having already bought and built 1st, 2nd and also 3rd generation sites, fitting out associated infrastructure is also an expensive task. However, on rough estimates, it cost around 8 to 10 million per MW to build. Return per MW sold is around 4 to 5 million. Not bad. As an example Sydney and Melbourne 1st gen dc’s were built and fitted out for a total cost of around 150 million. These centres now generate ebitda per annum of just under $50 million. Fantastic return in anyone’s language. For years now there has always been talk of prices coming down due to increased competition. We are yet to see this happen and all the experts I have read aren’t predicting this for many years to come. Well time will tell. Gltah
