Sammy I am not sure that the refinancing is going to be the issue as the LTV is ok (whilst I am cognisant that its pushing its current limits). Plus the big one for this stock is that all of the properties are located in Australia (and NZ), plus the quality of the property is pretty good.

My guess is that they will try and off load another 1 or 2 pubs to give themselves a buffer. I would suspect that Daniel would be talking to the banks at the moment.
Will the refinance help the interest cost even though about 75% of the debt is hedged? (My guess is no but I dont know enough about interest hedges)
