the article states Adelaide and Darwin are the only areas to see increase in median.
For the rest, its completely logical that if rent dollar values stay the same, and median property value drops, then the percentage rental yeild increases. But this doesn't mean landlords are hiking up rents necessarily.
Its a nice argument to throw at tenants though - thanks :)
