    robert.......i get misty-eyed & overcome with bullishness when i look at MS mine rocks on the website. so apologies for my exuberance. hehe

    an early settlement on a house is easy enough i suppose, if the price tag is considered to be reasonable to cheap. i wish you good luck in the quick sale.
