Smart move to announce intended Demerger months before it will happen. It will give the SP plenty of time to get to realistic levels before the issue price of the new issue is announced.
As mentioned earlier its likely to be around 1 for 4 including a % for sale for working capital and the JV partner fronting cash and organizing finance. It depends how deep the JV partner wants to go. They may wish to take the 'for sale' shares and front up working capital.
