    I do broker for many clients however its not my main occupation.

    In a nutshell.. I fund business or investment loans for short term purposes to mainly self employed borrowers or investor types.

    Mortgage apps have slowed down dramatically with many of the larger banks taking on more loans due to the illiquidity of some of the smaller non-bank lenders.

    I would seek a broker with access to lenders that can move fast if that is what u desire.

    smaller boutique lenders tend to be a little quicker at this time.

    I cant recommend the site as I have never used.... but I do like the concept....might be worth a look.

    yes.... get a QS report with depreciation report included.

    You can actually get a valuer to do the QS report and at the same time a full depreciation schedule.

    As for a settlement period.....60 days is always recommended anyway....perhaps get a preapproval and go from there.
