Unlike many others today, i see the announcement "very positive" for the following reasons:
1- a lot of posters were wondering why GMG has not done capital raising at 20c. Maybe the question should be why it has not issued new shares when the SP was 50c few weeks ago???!! and the answer is very simple: because it did not have to!
GMG did not have to go to an extreme and issue 1:1 rights and dilute its future distributions by half, despite that it could have solved all its debts problems, or at least most of it.
2- The other option was to refinance existing debts. Banks have shown a lot of flexibility and already refinanced debts for many asx companies which in a much worse situation than GMG, so why GMG has not taken this option: same answer, because they did not have to accept banks unfair conditions.
3- During the current financial crisis, all REIT are trying to survive and GMG needed some cash to refinance debts in the short term. which is better for GMG : diluting the company by issuing rights to "useless retail investors" or creating a stratigic partnership with "big institutions" that are able to step up and support they investments if necessary??!!
By granting the options to MQG, GMG created a "stratigic partnership" and gave MQG every reason to provide it with its financial needs during at least the coming two years.
To make myself clear, by doing simple calc, if GMG sp reach $1 during the coming two years, MQG will be able to make $290m profit, and this what would motivate MQG and other interested institution to make sure that GMG will not only survive, but flourish as well.
4- Let us remember that MQG had to "raise capital" to fund this facility. If MQG had any doubts that GMG wont be able to repay, they would not have taken this step.
5- The management owns a large stake of the company's shares and they would take the best decisions to benefit shareholders and themselves.
