Good on you if your house "improvement on average gains this 7-10% easily over time!".
But don't forget the rural lands are not like your house to make a 7-10% pa gains. Their value can only move up with their productivity, that is, about 1% pa, which plus inflation makes about 3-4% pa. If they were able to gain 7-10%, GTP and TIM might not collapse at all! Also look at the share prices of AAC and PAG - all their land values look like depreciating year by year!
So I reckon this is one reason why all these big land owners (inc GNS) have got sky-rocketing debts, and some of them have collapsed.
