totally agree pure speculation. I would simply ask Why would GMG be needing to raise? 09 debts sorted.
2010 debt is requiring a further 250m of funding. mmmm sell buildings fully tenanted by 2010 ???, raise capital at these levels??? when there is adequate time to do so at a more stable SP or more debt deals with a sprinkle of equity ???
Gregs chosen the path for funding appears to be high cost loans with equity kickers which are less dilutionary than say the GPT 1:1 raise as one poster pointed out. one would expect more takers of that debt action before any capital raise given its safer ranking.
But I ask again, why does GMG desperately need to raise? The $Bns owing i agree is a big number and no doubt where possible the company needs to deleverage, but from the dommsdayers here one would think they have 0 money no ability to pay 09 debt let alone survive to 2010.
Has anyone worked out how much they just paid in GMPPA divs?. They COULD have cancelled these divs under the PDS terms yet chose not to.
