ok this issue have been raised b4 due to the sudden rise in sp from 21.5c as some had speculated.
here is my further contribution to it
- abt 13.8bil of equity has been raised inthe last 9 mth to reduce gearing and pay off debt ie WDC, MGR, GPT, SGP DXS etc.. . Equity raising doesnt look good to the market but infact are that these REITS are in a better position than they have been 4 yrs ago.
- FY10 debt expiry vs market cap ratio for GMG is over 60% atm
- GMG convenant is currently just over 40%.
- At current sp, GMG can fund refin through raising but it will be at a cost.
