brabus-evidently we are the baby boomers,i wonder how many real estate tycoons know why all that sea of fibro,or dormant markets 3-4 years or longer, the history of councils and funding,the evolution of banking,anyway using my trusty little finance calculator(something that did not exist when i started work in 1968),anyway using that trusty tool it tells me the bottom end of the market is well and truly overpriced.
how overpriced,well i guess that depends on your level of gearing as an investor,as a domicile the bargains appear to be at the median to upper end of any areas i have looked at.
so i will sit and wait for the distressed asset sales in 2-3 years
