    unfortunately Rob, your $40 "savings" whether it be accurate or not, = a pathetic $2080 pa.

    since you mention a $425k property in the middle ring as an example

    you are talking about a .05% saving

    what happens to your after tax rent at an inflation rate of 3%???

    does your rent appreciate at inflation rates?

    even at property = inflation with 10% down you are winning all the way by miles.



    your $2k savings would be worth what? inflation adjusted?
