This seems positive except for the valuations being unaudited and the 'opinions' of rent impliedly not being at market levels in some cases being subject to a Supreme Court of Victoria hearing.

While there may be other factors, one wonders if the present Victorian and Greater Sydney lockdowns will have a temporary or longer term (lower consumer confidence?) effect on pub patronage and hence possible valuations.
