DHM beat me to the reply regarding interest rates and I agree entirely with that sentiment.
In relation to lease payments, yes, Telstra will need to make lease payments but they can use the proceeds to make investments that will return more than the lease payments, or pay down debt or return some money to me so that I can invest it as I see fit.
