    Looks to be another calculated acquisition. The opportunity to take this retirement village, which is a somewhat troubled asset class and convert it into a land lease community looks quite attractive as land lease cap rates continue to fall. As Aspen continues to grow a quality asset base, it could become an attractive M&A target as the cap rates used by the valuers are way above the market and there are some attractive tax losses as well. Overall another positive announcement.
