yep and then add a number of years for paperwork and then a couple for "initial" construction. This is a very long lead in and sounds to me more like a 31 acre innovation park. I like the idea of grabbing an option on the land, but i see they have contracted it subject to approvals etc so i hope they have done the due diligence on the "conditions" so that we don't end up with an expensive parcel of land we may not need.
Still begs the question - what are they doing with all the capital/funding they are currently sitting on ? It is not all needed for current DC's under construction and surely we are not sitting on it for 2025. I hope we get some answers in the August report. I am a long term holder and bullish on the sector and still NXT, but i have never been a CS fan as they have been late to the party on the phase 2 DC's and now we may be seen to be going off early given the sales department are not delivering what is needed. If the sales department are kicking goals then an announcement would have been nice and that would then go some way to justify the long lead time on the D4 centre.
I hope they deliver in August otherwise this price will be snapped back to the sub $10 range.
