I am fairly new to the retirement segment operations so any further advice/info you've got - let her rip!
I can though, tell a value stock easily enough in this market and FKP is definitely that.

What I understand is that the units are not "sold" as such but the "tenant", "loans" FKP (the owner) a value approximating the current commercial value of the unit in exchange for rights to tenant the property.

When the owner "moves on"(sells/dies) that loan is repaid to the tenant/estate, less a fee approximating 30% of the loan. FKP then re-values the property (upwards) and generously accepts the next loan from a new tenant.
Plus I presume they employ management fees etc.

I know what's actually happening- but that's the way I understand that the operators like FKP, book the transactions.

Is that correct? Just answer when you have time in the future, no hurry.
