Well, it has to be said that in the past year commercial property businesses like GPT have plunged to < 25% of their NTA values, whilst, in this country at least, residential property values have inexplicably marched onwards, climbing towards an inevitable chasm drop off.
How a business owning the creme de la creme of property that is returning profits after it pays all its debts and interest year on year could be valued at 25% NTA whilst residential housing grows towards PE ratios of 30 odd based on realistic yields simply astounds me.
Are you suggesting then, that this time, residential properties too will drop to 25% or so of current NTA .. and when they do, that the commercial property companies will join them (again) ?
