What you just said is spot on ! You left out one thing “STUPIDITY”on their part for not trying their best to keep the SP propped up especially with so many different agreements and things going on behind the scenes that we know about ! just for example they started their biggest build with one of the biggest builders in the industry in Eglington and didn’t even announce , it doesn’t matter what Dale wanted they should have made it transparent !! Wtf .
