Nothing stops you leaveraging to buy into shares either. I used a equity loan to borrow $800k against the house we live in and our rental to add to our portfolio during GFC to invest into CBA at $30 exiting from it with a 4 bagger after reinvesting dividends. Investing half of that into a Disallowed and then back again into several stocks. First parcel of FMG at $10.50 and back into CBA at $60.
Property has gone up as well in the same 14yrs but I doubt there is a single property in Oz that have returned those type of returns in that time period. As a long term investment if you get into the right shares at the right time the returns on shares absolutely overshadow the returns from residential property. Don't let realestate agents convince investing in real estate is better than shares or even on par.
If you don't know what you are doing or can't live with seeing big swings in the value of your investments then property may be the better investment vehicle for you.
