I need to correct one element that I indicated in the initial post of this thread.
The average daily rate for Camplify is not around 200 $ as indicated before (204 $ is only for the motorhome category).
In FY 21, the average daily rate for Camplify was around 140 AUD.
That's a significant difference with Airbnb which has an average daily rate of around 220 AUD (USD 161).
