i fully agree, 50 p/e tech is nothing though, there are REITs in the tech sector with 50+ ev/ebitda, some saas have 100+ p/e. and look at the healthcare sector, 10% cagr stocks with 50 p/e.
unfortunately growth stocks are the hottest sht, market price in all the cashflow til judgement day, hence the dotcom bubble level multiples.
