Given the completely subjective nature of the "A" part of NTA, and that it's interpretation is far more affected by moods and moneymarkets than anything else in a given instant, I believe it to be what I term a "noise indicator".
To me, its noise. It distracts. It perks up my little greedy antenna if I pay it attention, after all who wouldnt want to buy $5bn of assets for *little finger to mouth* $100 dollars !
Lets never forget that idiots playing guessing games with asset values got many people into big trouble nigh on 1 year ago.
I have learnt to ignore asset guessing games for REITs. Operational earnings and metrics, KPIs, MAT, sales $ / sqm, tenancy and quality of tenant are key. If these are healthy, and the bankers are kept at bay, [read: safety, security, survival], then a stable yield can be expected.
And, it should have nothing to do with "A" at all.
