I know your down to Earth and not one for speculation so I thought just for once I would try and peak your speculative side assuming you have one.
I have read a lot of research on the long term pandemic effects in working from home and they all suggest that in the tech industry post pandemic about 65% of this work force will continue to work from home.
This being the case if you lease an office capable of accommodating about 100 staff then this would equate to 35% of your expected workforce?????
