so the whole argument is based on a return of income against the asset value....
most properties have a good capital return....2 props I am sitting on now have capital growth of 8% pa , in addition to the 5% income return..
soo much time spent arguing the merits or not, of investing in property .....its like so much else in life...we all have choices...
most of us have our investments split between the 3 classes, cash, shares and property....
if you dont like property, why spend so much time here arguing about it...just go and be happy with whatever you like..as investments...
some of us actually enjoy the potential that property provides,,,,renovating and improving existing stock, increases the value....
and managing our assets ...we have total control over it...its not left to others
whereas I cannot do much about my BHP shares...to increase that asset value...
and the cash in the bank does not keep pace with inflation...and I cannot do anything to make it increase in value....
we property investors have many avenues to use to increase the value and returns...
its like the saying...winners are grinners...
